The Vision
We partnered with Aoyuan immediately after their acquisition of One Central, which had previously been planned as a rental building. Since Aoyuan wanted to convert the building to market condos and bring the project to market in the shortest possible timeline, we focused on adding value for buyers while maximizing profitability.
The Results
Against a very competitive environment in Central Surrey at the time, we outperformed the competition both in revenue and absorption.
The results were spectacular: at the time of launch, Once Central was Surrey’s largest building, and we still met presale within just a few weeks.
Creativity Meets Collaboration
Our challenge was working within the “locked” building form: we needed to design the most sellable homes without triggering a building redesign. Working closely with the architect and interior designer over countless hours of space planning, our team was able to create smaller suites with added functionality, giving buyers more for their money. Furthermore, these attractive layouts enabled us to achieve higher price-per-square-foot revenue for the client, creating a win-win.
